Full Description: We have a select handful of light leaseback re-sales properties for sale at the immensely popular Berges du Canal development.

This light leaseback development was built and delivered over 2003 and 2004, with leases starting in the first full year of ownership, so the initial leases of 9 years have about 6 or 7 years left to run.

Note that any property sold before it is five years old in France benefits from reduced notaires' fees of approximately 2-3% as opposed to 5-6%.

We have been working with the original notaire associated with this development and would now consider ourselves extremely knowledgeable about the leaseback re-sales process.

With the new French VAT law in place, when re-selling a leaseback property with the lease intact, there is no longer a requirement to pay back the VAT and therefore for the buyer to pay the VAT and make a claim for its reimbursement. Instead, the amount of VAT originally saved at first purchase has been calculated into the new selling price as a DISCOUNT off of the 'real' market price or value of the property.

So to purchase a property here, you will benefit in several ways:
- VAT discount passed down to you as the next purchaser
- Price per square metre less than a brand new build (approx 20% less than the new development at Colombiers - see link below)
- Available as Light Leaseback purchases for maximum owner use (light leaseback not available at the new Colombiers residence)
- All properties excellently maintained and appear brand new
- Properties have had extra furniture items added to be sold included in the price (eg televisions, dish-washers, etc)
- Others have added extras such as a tiled terrace, washbasin in the downstairs wc, extra kitchen units.
- All site facilities already in operation (see below)
- Landscaping in place with the site looking lush and green

So to purchase a leaseback re-sales property is now a much smoother sales/purchase process.

Each property includes approximately 30m² of garden/patio (with garden furniture).

With light leaseback you are obliged to give between four and ten weeks in high season to the associated rental management company - in this case Odalys - www.odalys.fr (click on the Union Flag in the left-hand corner for the site in English). This period guarantees you a rental income. You can also give as many weeks as you like outside of this period to Odalys and whatever weeks the property is rented for, secures you a supplementary rental yield.

Current owners tell me that if you give the ten weeks of summer over, then your main annual overheads (utility bills, insurance, co-ownership charges, maintenance) are covered.

Properties come fully furnished with solid pine furniture, outdoor patio table and chairs and a fitted and equipped kitchen and bathroom (including cleaning materials such as bucket and mop etc).

Some owners have added their own furniture, televisions (one has a satelitte dish for Sky tv), dvd's, stereo equipment, dish-washers, lockable cupboards for personal items, etc. All included in the price. Ask me for details.
