Full Description: SOLD beginning March 07 - A large domaine with several properties -some habitable (and, in fact, habitated!) and some in need of renovations, including the main house - a large, grand Maison de Maitre.

The whole ensemble of buildings lies close to the River Herault and is therefore in a 'Zone Rouge' - a flood zone.

Several years ago (in 1997) the ground floor of the property flooded and it is this damage that now needs attention, along with renovations to the upper rooms due to the house not being lived in for a few years.

However, original features abound here! Terracotta tomette tiles cover the whole first floor, along with some of the best condition marble fireplaces I've seen to date.

Long French windows open onto the tradtional iron-worked balconies of the region.

The house covers approx 100sqm at floor level and lies over three floors. The majestic front door enters onto a large hall with sweeping staircase.

To the left lie two voluminous rooms of 30sqm and 25sqm - both with 3.5m high ceilings.

Here the flood damage is evident, but the common solution in this area is simply to raise the floor! The water entered the house to a level of a few inches, and this was the highest it had ever been, so if the floor was raised by slightly more than this, any potentially similar situation ever arising again would be taken care of. Apparently there are ways of doing this and companies that know how!

To the right of the entrance hall lies a large kitchen with scullery and numerous walk-in cupboards.

On the first floor lie four big bedrooms (14sqm, 9.5sqm, 17.35sqm and 23.5sqm)(with the lovely hexagonal tomette tiles), again high ceilings, coving in every room and a fireplace in three bedrooms (all except the smallest).

Up here also lies a bathroom (all to do) - 5sqm - and separate WC (3.7sqm).

Terracotta tiled stairs lead up to the second floor, which is divided into three parts - two rooms laid out above the biggest two bedrooms below and the rest is open plan, but could easily be divided.

An annex room lies over the bathroom and WC on the first floor, so water could be brought up to create another bathroom here.

Above this area is the slate-roofed turret that you can see in the first photo.

Other buildings include:

A caretaker's house (approx 110sqm of habitable surface area)

Two apartments of approx 60sqm each that are currently rented out for approx 180 Euros (c.£125 or $215) per month each (the leases can either be continued or ceased upon sale).

Garage 1 - 40sqm

Garage 2 - 80sqm (currently rented out for 73 Euros (c. £50 or $86) per month)

Garage 3 - 80sqm (currently rented out for 58 Euros (c. £40 or $68) per month)

Then there is an enormous hangar of nearly 500sqm which is rented out for 290 Euros (c. £200 or $344) per month.

The long cave that the wine cuves are in(see photos) is also nearly 500sqm.

Then there is a row of small workshops alongside the cave - approx 220sqm of rooms.

The 24 hectares of land is rented out for £436 (c. £300 or $516) per hectare and is renegotiable each year.

So the choice is yours! Do you buy and reap the current rental income? Do you buy and create a good-sized gite complex, adding a pool and anything else you like on the 24 hectares of land?! (Well, you would only need to recuperate one or two hectares for your own use and continue to rent the rest. Unless you really like mowing the lawn. Or need an airoplane landing strip.)

The land is served by its own electricity sub-station and has a septic tank sewage system.
