Full Description: SOLD OUT NOV 06 - The August 06 release of fifty 45m² 2-bed villas (sleep 6) here at the much sought-after development of Les Jasses de Camargue has now been sold out.

No wonder demand has been so high here - this location has it all! Nestling in the heart of the Gard department of the Mediterranean Languedoc Roussillon region of the South of France, the region is famous for its mild winters and warm and sunny summers, often quoted as having an average 300 sunny days a year.

This investment leaseback holiday village 'Les Jasses de Camargue' (comprising approximately 300 properties in total) will be situated almost equally between the beautiful, bustling city and centre of medical excellence, Montpellier (35km, 26 minutes) and the city of Nimes, equally rich in architecture and history (25km, 22 minutes), both with international airports.

The village, conceived in the form of a hamlet, will integrate perfectly with the historical village of Gallargues. The properties will be built in sets of four and lie on this domaine of 85,000sqm, with the immediate surroundings beautifully landscaped, with over 3,000 trees already on order to plant once build is finished! Plus, there will be a waterway running through the site (top to bottom in the site plan opposite) and coming out into a waterbasin feature on the edge of the site.

The village site itself will benefit from a 6m by 12m pool with both an outdoor and an indoor section, to make full advantage of the site year-round. There will also be an 'Aqua-Park' for the kiddies (I can see your eyes light up here! Don't worry - it's not exclusively for the littl'uns!), keep-fit equipment room, plenty of parking and a children's play area.

Excellent Plus Point
This last release consists of 'investment' villas only, and therefore do not include any owner occupation (which always involves a drop in your rental income, so this is a good thing). However, the purchase contract guarantees no compensation will be demanded for the non-renewal of the lease after the first (9 years), second or any later terms, so there is a clear and easy exit allowing you either to sell on and benefit from the full capital growth of your property or keep it to use as you wish. Can't say fairer than that! Of course, interim, you can still go and stay on the site by paying the full brochure price for a holiday there.

NB Very important - All properties sold here now will be under the ZRR leaseback scheme, which does NOT give you the VAT clawback.

The Properties
The available villas (duplexes) will have a surface area of 45m² and have two double bedrooms. All bedrooms will lie in the eaves on the first floor (the floor above the ground floor in Europe) and have fitted wardrobes with sliding doors.

The properties are being built in blocks of four and each villa will have its own terrace, approximately 50sqm of garden (depending on the lot) and a nominated parking space.

Each villa will have a fitted kitchen, including sink, hob, fridge, dish-washer, microwave oven and fitted units. The bathroom will be fitted and have a bath with shower above, sink, mirror and light-fittings, plus one WC, with all bathrooms lying on the ground floor.

For 45sqm villa, 136,184E Euros including the VAT, which equals 113,866.22E Euros excluding the VAT, therefore a VAT SAVING OF OVER 22,000 Euros.

For this leaseback development, you do need to pay the VAT at the time of purchase, and then make a claim for its reimbursement when the completion papers are signed. This usually takes six or so months. We can recommend an accounting company, who will, for 165 Euros, complete all the necessary paperwork for you in order to reclaim the VAT and for your first year's accounting, then you can employ them for future years' accounting too.

You can find mortgages that are leaseback friendly where they will lend you the VAT sum over and above your normal borrowing limit if you promise to pay it back into the mortgage once refunded.

The yield for this last phase of the development will be 4.5%. This is based on the price of the property MINUS the VAT, so your annual return on a 45sqm villa will be 4.5% of estimated 113,866.22 = 5,124Euros (427E per month).

One phase of construction and delivery - properties will be delivered between May and July 2007.

The Lease Term
Initial lease term - 9 years. After this 9 years you can opt out of the leaseback agreement (with 6 months' notice) for a small fee and use the property as you wish or sell on. If you choose to do this, you will be obliged to pay back a portion (11/20ths) of the VAT initially saved (but remember, after 9 years this will be a relatively small sum indeed). Alternatively, you can renew the lease.

You can sell at any point, even before the initial 9 years have concluded, but must sell on the remainder of the lease term to the next purchaser. The market is strong for onward leaseback sales (it is worth remembering that the French have been buying and selling leasebacks for 35 years! The 'foreign' market has only recently 'discovered' this canny way of buying property with an income).
